Basic Drafting: Okay, Maybe you don’t need an entire house designed & drafted. Maybe you just need simple, basic drafting of a wood box, a bathroom layout, a garden planter, a piece of metal that you need fabricated, a piece of cabinetry or a door that you would like replicated. Anything that you can look at, we can draw (re-create in drafting/drawing form) to exacting detail, size, and dimension. We can draft your item as detailed or complicated as you desire! Just ask, we can draft it all! No job is too large or too small.
Residential Design & Drafting: 100% original, custom-design & drafted including: New Custom Home Design, seamless Additions, exciting Renovations, and Condo & Villa Renovations Design. We specialize in New Single-family residential design & drafting (including waterfront):
Preliminary design: designing 100% original, creative, & functional Initial Floor Plans, beautiful Front Elevation & Site-Plan concepts per local building codes. -First, we discuss your needs. For example, what rooms are (or are not) important to you? Asking key questions about lifestyle, 'dream rooms' desired, future plans, budget, etc., help design a custom home that 100% meets your needs and lifestyle. A generic project budget will be asked, so that you won't build 'beyond' or 'below' your budget.-Second, we make sure to research site conditions per local codes, such as making sure that our newly designed Floor Plan meets current Required Yard Setbacks, Lot Coverages, satisfies 'Day-Light Plane' requirements, etc., so that later on we have no 'surprises' at the Building Department or on-site with a Building Inspector. Solving these issues in this first stage is critical for a successful project.-Third, taking all above information into account, we carefully lay out (draft) in CAD (Computer Aided Drafting) your Floor Plans and Front Elevation. Careful thought is given to even the tiniest space, so that every square inch of house is best utilized for function and/or aesthetics. We specialize in creating special features through-out your home (such as niches, nooks, etc.) that will allow you to be as thrilled ten years ago with your home, as you feel the first day you enter. We also can design around your ideas and sketches if you prefer, bringing your ideas to fruition. -Fourth, we have outstanding sources who may create a full-color rendering of your new Front Elevation for presentation purposes if needed.Lastly, if preferred, you may hire us simply to design a Preliminary Design (described above) without proceeding to Working Drawings described below.
Working (construction) Drawings:
after the Preliminary drawings have been approved and fine-tuned, the next phase is to draft (draw) all necessary drawings that pertain to the construction of the structure (in conjunction & coordination with structural engineering drawings if applicable). All of our designs are designed around all applicable building codes. A typical set of Working (Construction) Drawings may include:
- Cover sheet showing: Job Address, Owner's Name, Drawing Sheet Legend, etc.
- Site Plan: All job-site data, such as drainage, house dimensioned to setbacks, streets labeled, etc.
- Existing Plan ('As-Built') Plan, if doing a renovation.
- Demolition Plan: if doing a renovation, a plan showing all items to be demolished, and those to remain.
- Foundation Plan & Details (sections through footings, columns, walls, etc)
- Floor Plans: 1st & 2nd Floors, showing all wall dimensions, room labels, etc.
- Exterior Elevations: Front, Rear, Left & Right-side, and Hidden Elevations, etc.
- Interior Elevations: all interior archways, wall niches, sections through complicated homes or details, etc.
- Floor framing Plan: showing floor framing members, floor joist layouts, etc.
- Roof Plan: roof layout, slopes (roof pitches), overhang widths, beam sizes, etc.
- Ceiling Plan: shows all dropped, recessed, tray, coffered, stepped, tented ceiling types, as well as heights.
- Electrical Plans: showing all receptacles, switches, light fixtures, ceiling fans, electrical to appliances, etc.
- Door/Window Schedules: all doors and windows on plan noted as to type, size, location, etc.
- Depending on each project, there may be other types of plans required, such as a house we recentlydesigned that required a 'Applied Stone' Plan, showing three different types of stone on the house, showing each part of the house the stone was applied to/installed on.
- To save you money, we also draft any Structural Engineering red-lines produced for this project.
- Our plans are extremely thorough, detailed & complete, utilizing our training in preferred 'old-school' typeArchitectural Design, so you may rest assured that you won't have workers in the field scratching their heads wondering what to do, on any part of the house, the answers are right there in our easy-to-follow plans.
Finally, our set of Working Drawings are reviewed and approved by Customer, then submitted for Permit at the Building & Zoning Department located in same municipality as the job-site. Once a permit is issued and a Contractor hired, Construction may commence. Our job doesn't stop there, though. Although or plans are extremely thorough, detailed and complete, we stay available as the 'Designer of Record' through-out the entire building (construction) process, in case for any reason he should need any additional details drawn by us, or has any questions. We also review the job progress periodically, which is usually appreciated by all parties, as everyone involved works as a Team, from initial ground-breaking to finished product, in order to create the most successful building project possible, and all based on expected Design intent (Architectural Designed Plans/Drawings).

We create full-color presentation drawings & charts of all types, beyond just basic Design & Drafting. We use high-intensity colored markers for bold visual impact. Or, we may create a 'Selections' Board, (as shown below), showing items proposed to be used on a certain project.

We worked with Building Contractor on-site using new pavers to verify that our design would look great with the finishes on the new house renovation, a Team effort to make 100% sure!
After modifying a standard paver pattern to create our custom pattern above, we drafted the pattern in CAD, then we hand-colored our new Pattern in order to:#1) send the out-of-state Home-Owner to make sure they liked and approved of our design, and #2) to give this sketch to the Paver Installer to use as a guide for installation

This door was one of many drafted/designed for a large new estate home being built in West Palm Beach, Florida. We were hired by the Door Builder to take the basic door design (by an Architect from New York), and created the Working (construction) Drawings for each door, tweaking as needed for correct construction and longevity, then had doors 'Engineered' by an Engineer to satisfy Hurricane Wind Load Codes.
