Sometimes even the most minor in changes can make a huge difference: from simply changing paint-color schemes, adding crown-moulding, changing flooring (new carpet, tile or wood flooring), to the most complex renovations, in which old cabinetry, wall & shower tile, flooring, doors, windows, plumbing fixtures, lighting fixtures, appliances, door hardware, etc. are removed & replaced with new and perfectly coordinated materials & fixtures. Complete Renovation Design (below) of Villa on Longboat Key, Florida

Our Renovation Design of Villa includes both Architectural Design as well as Selections of all shown:(shown at left): We demolished existing non load-bearing wall near front door (which blocked view of water behind), added curved wall to increase aesthetic 'interest'. Raised ceiling wherever possible by relocating existing a/c ducts. Created curved dropped soffit at ceiling, with curved granite counter-top directly below with new deep sink, faucet, tile & shelves. Removed existing flooring, Replaced with all new color coordinated & updated items.

Replaced Entry (front) Door, stained on interior side to match new custom wood doors, painted on exterior side per Condo Association's requirements

Removed existing worn & chipped Mexican Tile, replaced with new large Travertine (stone) tile on diagonal.Raised ceiling in hallway by relocating a/c ductwork to outside carport, and concealed ductwork in new arched opening (see upper-right).Removed antique light-fixture andreplaced with new mini-recessed ceiling lights for an updated & relaxed feeling.Replaced existing doors & windows with new code-compliant 1-lite windows to maximize water views.New paint scheme & millwork trim through-out.

Renovation Design of Condominium on Longboat Key, Florida

Selecting wood cabinets, wood flooring, and granite colored glass wall tile with stone rope and square field tiles. Granite countertop.

Our Renovation Design Included: cabinets, trim, etc.. Also removed dropped- ceiling and relocated existing utilities in ceiling where possible to construct new narrower dropped-ceiling containing new recessed lightings & crown with rope- lighting behind. Problem Solving: Designed glass-block inserts Removal of existing tile in wall to allow for continuous filtered-lighting from Kitchen to previously dark Entry hallway behind. New granite snack-counter with new storage cabinet/counter. New glass-tile & stone tile with stone rope listello. New wood flooring replaces out-dated ceramic tile & dark grout.

Our Proposed Design for the North Wall of Kitchen

Problem Solving: Our Design removed the existing ceiling soffit, relocating & re-directed utilities & air ductwork where able, to expose as much ceiling as possible in the Kitchen, thereby gaining 'height'. Also, our design combined electrical & utilities in wall next to person shown above, and around existing un-removable 6" pipe, ganging them into the vertical round column to 'open up' this space.

Bathroom

Problem Solving: Our Design removed the entire upper portion of the existing wall which blocks critical natural day-light from this tiny bathroom, and made the existing bathroom feel 'closed-in'. Also added a few inches of length to remaining portion of same wall to help 'hide' toilet from view. Replaced outdated and worn cabinets, top & faucet with new louvered cabinets, updated hardware, and new sink, faucet, mirror, light fixture, and our custom-designed wall & back-splash tile layouts/patterns. Also, completely re-worked shower wall & floor tile, new updated shower glass & plumbing fixtures
